Before You Replace It, Make Sure It Actually Needs Replacing
Homeowners spend a lot of money fixing problems that may not require the solution they’re being sold.
An air conditioner stops working and suddenly someone wants to replace the entire system.
A door feels drafty and the assumption is that the whole thing has to go.
A homeowner wants to improve the house and immediately starts looking at major projects without first figuring out which ones are actually necessary.
Sometimes replacement is absolutely the right answer. Equipment wears out. Windows fail. Doors warp. Countertops get damaged. HVAC systems eventually reach the end of their useful lives.
But before spending thousands of dollars, make sure you know what’s actually wrong.
A $200 Repair Is Better Than a $7,000 Replacement
One homeowner was quoted approximately $7,000 for a new air conditioner even though he believed the problem might simply be the starter.
That’s a pretty big difference.
Before replacing an HVAC system, a technician should actually diagnose it.
How old is the equipment?
Are the electrical components working properly?
Has the capacitor failed?
Is the compressor operating correctly?
Are the voltages where they should be?
Has the unit been damaged by a recent storm?
A failed capacitor can prevent an air conditioner from starting and may cost a few hundred dollars to replace. That doesn’t mean every nonworking air conditioner needs a capacitor, but it does mean “your AC isn’t working” and “you need an entirely new system” are not the same diagnosis.
Ask the technician to explain what failed and why replacement is being recommended.
If the only answer is that the system is old, get more information.
Age matters, but condition matters too.
A 15-year-old air conditioner with a failed compressor may very well be a poor candidate for an expensive repair. A similar system with a failed capacitor may have plenty of useful life remaining.
You’re not being difficult by asking questions. You’re making sure you understand what you’re buying.
The Company Name May Be the Same Even When the Company Isn’t
There’s another reason homeowners need to ask more questions today.
The heating and cooling company you’ve used for 20 years may still have the same name and phone number, but that doesn’t necessarily mean it’s still the same company.
A growing number of local service businesses have been purchased by larger investment groups or private equity firms. In some cases, the original company name remains because customers recognize and trust it.
The phone may even be answered with the same business name.
But the ownership, pricing model, sales incentives, technicians, and approach to service may have changed completely.
That doesn’t automatically mean the new company is bad. It does mean you shouldn’t assume the business you’re calling today operates exactly the way it did when the original family owned it.
Ask.
Is the company still locally or family owned?
Has ownership changed?
Who actually employs the technicians?
If you’ve noticed that repair recommendations suddenly seem much more aggressive than they used to be, look at recent customer reviews rather than relying only on the reputation the company built 10 or 20 years ago.
The sticker on the side of your furnace tells you who installed or serviced it in the past. It doesn’t necessarily tell you who owns that company today.
Storm Damage Deserves a Second Look
After a major storm, homeowners naturally check the roof, siding, trees, and windows.
Don’t forget the air-conditioning condenser sitting outside.
High winds, hail, branches, debris, and even displaced equipment can damage it.
Start with the obvious.
Is the unit still where it belongs?
Has it shifted?
Are electrical wires pulled loose?
Is anything lodged in the fan?
Are the condenser fins badly bent?
If something looks damaged, don’t automatically turn the system on when power returns.
A damaged electrical connection or compromised component can turn a relatively manageable repair into a much more expensive problem.
Hail damage doesn’t necessarily mean the condenser needs to be replaced. Bent fins can sometimes be straightened, and cosmetic damage may not affect operation at all.
But the system needs proper airflow, so heavily damaged fins should be evaluated.
If you’re uncomfortable with what you see after a storm, have the equipment inspected before restarting it.
You Can Find a Draft With a Flashlight
You don’t need sophisticated equipment to determine whether an exterior door is leaking air.
Start by closing and locking the door.
Look around the perimeter where the door meets the frame.
If you can see daylight, you have a direct path for outside air.
Also look at the gap across the top of the door. If the gap becomes noticeably larger as you move from the hinge side toward the lock side, the door may have shifted or sagged and may no longer be making proper contact with the weather stripping.
The bottom of the door is another common source of leaks.
If getting down on the floor is difficult, there’s an easier test.
Wait until dark, turn off the lights inside, and have someone shine a strong flashlight around the outside perimeter of the door. If you can see light coming through from inside, air can come through too.
Whether the door can be adjusted or needs to be replaced depends on its condition.
Older doors and frames may have expanded, contracted, shifted, or warped over decades. At some point, trying to force everything back into alignment becomes more work than replacing the door and properly squaring and insulating the opening.
But test it before assuming.
Don’t Wait Until the First Cold Day
August feels early to think about winter.
It isn’t.
Replacement windows and doors may require weeks between ordering and installation, particularly when they’re custom made.
If you already know which window iced up last winter or which door handle felt like it was stored in a freezer, deal with it now.
The same applies to your furnace.
Turn your attention to it before the first 35-degree night when thousands of other homeowners are doing exactly the same thing.
Change the filter.
Have an older system inspected.
Make sure your carbon monoxide detectors are working.
One particularly important detail is the sensitivity of the detector. Some low-level carbon monoxide detectors are designed to alert homeowners at lower concentrations than conventional alarms.
Whatever type you choose, make sure you understand where the detectors should be installed and when they need to be replaced.
You don’t want the first test of your heating system to happen when your family actually needs it.
Remodeling? Don’t Forget What’s Behind the Walls
Renovation creates dust. A lot of it.
Drywall dust, sawdust, debris, and fine particles can find their way into your HVAC system and ductwork even when contractors try to contain the work.
If you’re remodeling, change your HVAC filter more frequently during construction.
After a significant renovation, duct cleaning may be worth considering, particularly if the system was running while work was underway.
How the ducts are cleaned matters.
A proper cleaning generally involves pulling debris through the duct system with specialized equipment rather than simply sticking a small vacuum hose into each register.
Different duct materials also require different approaches.
Traditional metal ductwork can generally be cleaned using conventional duct-cleaning equipment. Flexible ductwork may be too fragile for aggressive cleaning methods and can be damaged. Ductwork installed in concrete slabs may also require different techniques depending on the material.
If someone offers to clean your entire duct system in 45 minutes for an impossibly low price, ask exactly what they’re doing.
There’s a difference between cleaning the registers and cleaning the system.
A Home Inspection Isn’t Just for Buyers
Most people think about a home inspection only when buying a house.
There are situations where having one performed on a home you already own can make sense.
If you’ve completed a major renovation, a separate inspection can provide another set of eyes and help identify work that may need attention.
If you’ve owned the house for decades and simply want to understand its current condition, a periodic inspection can help create a maintenance roadmap.
That doesn’t mean everybody needs to spend hundreds of dollars on an inspection every year.
But homes change.
Roofs age.
Caulking fails.
Water starts entering places it didn’t before.
Electrical systems get modified.
Decks deteriorate.
Drainage changes.
Sometimes identifying a problem while it’s still small is the cheapest home improvement you’ll ever make.
That same principle applies when borrowing against the house.
A homeowner considering a HELOC may want to improve the property, but the lender generally isn’t deciding which renovation projects should be done. That’s the homeowner’s responsibility.
Before borrowing $100,000 or $250,000 for improvements, know where the money will have the greatest impact.
Don’t Confuse the Asking Price With the Market Value
The same reality check applies when selling a house.
One homeowner had a property in Florida listed for approximately $220,000 for several months without receiving an offer. Eventually, an investor offered $175,000 cash.
The first instinct was that $175,000 seemed too low.
Maybe it was.
But after several months without an offer at $220,000, the market was also providing some useful information.
A house is ultimately worth what a willing buyer is prepared to pay for it.
That doesn’t mean accepting the first lowball offer.
It means separating the emotional value of the house from its current market value.
Look at what comparable homes are actually selling for, not simply what other sellers are asking.
Then calculate what holding the property costs each month.
Taxes.
Insurance.
Utilities.
Maintenance.
Association fees, if applicable.
If holding the property costs $500 per month and waiting another 6 months might reasonably produce another $20,000, waiting may make sense.
If you’re spending $2,500 per month to chase another $10,000, the math changes quickly.
Sometimes the best offer isn’t the number you hoped for. It’s the offer that makes the most financial sense when everything else is considered.
Ask One More Question Before You Spend the Money
There’s a common thread in all of this.
Don’t automatically replace the air conditioner because someone says you need a new one.
Don’t assume the company you’ve trusted for years still has the same owners.
Don’t replace a door without first figuring out where the air is getting through.
Don’t borrow for renovations without understanding what the house actually needs.
And don’t keep waiting for a selling price the market has already told you it won’t support.
The homeowner who asks one more question usually ends up making the better decision.
What failed?
Can it be repaired?
Who owns this company now?
What will this cost if I wait?
What is my house actually worth?
Those questions don’t cost anything.
The answers can save you thousands.
